Buy a tiny house in Belgium
You probably already know.
You will live a richer life if you seek simplicity.
You experience more and chase fewer facts.
You're literally creating more time for the essentials.
Perhaps you'd like a life without the burden of a large home or a mortgage that dictates your breathing.
Or do you want one for your mum or dad? Care home realise in your garden. A space that is theirs, close to you, without a major building procedure.
Or when you have a beautiful spot where you want to pamper your guests. A unique opportunity to realise your own B&B. A second residence for yourself or friends. One that gives guests something a hotel room can never give: the feeling of truly being somewhere.
But you hit a wall with the ‘how’...
What about permits, land, construction, budget, timing?
Do you really have to figure it all out yourself now?
You are not alone
Figuring everything out on your own drastically reduces your chances of realising your dream.
Nobody builds their house entirely by themselves. Everyone gets help from one or more experts.
So did Niko. He called Bert from Tiny Wonder on a Tuesday. He had a piece of land next to his house and wanted to do something with it.
Eight months later, a tiny house stood on his land. Completely custom-built. In hindsight, his tiny house turned out to be a crowd-puller for the neighbourhood.
Every visitor says wow and simultaneously asks many questions to his mother who lives there.
He sees her every day. She has her privacy.
Tiny Wonder also helped them with legislation and arranged transport and technical matters.
They only had to say what their wishes were.
That's what buying a tiny house from Tiny Wonder concretely means. Not ‘buying a product’.
But making a life-changing decision, guided by people who do this every day.
Why buying a tiny house is different from traditional building
Traditional building takes 2 to 3 years, requires an architect, a contractor, a permit, and a budget that always overruns.
Buying a tiny house from Tiny Wonder takes 3 to 4 months from order to delivery. It is fully customisable.
And if your life changes, the tiny house can come with you.
- Delivery time: 3 to 4 months after final order confirmation
- Tiny Wonder is the exclusive distributor for the most high-quality and experienced tiny house manufacturer in Europe. Mobi House builds over 100 beautiful tiny houses per year.
- Fully customisable: exterior, interior, technical installations
- Key on the door: we arrange construction, transport, and installation
- Guided programme: legislative advice, location check and funding guidance included
- Available second-hand: 1 to 3 years old, top quality, faster delivery
Do you recognise this?
You've long dreamed of a grander life. More time, less clutter, fewer costs.
But every house you look at is too big, too expensive, or tied to a location that isn't yours.
Whether you want to build an extension for your parents or children. But the neighbour has filed an objection. The council asks for an architect. The procedure takes years. And in the meantime, you wait.
Or you are an entrepreneur who sees an opportunity: renting out a tiny house as a B&B or for glamping. But you still have a lot of questions and challenges ahead.
These are precisely the situations we like to solve.
Imagine
Your tiny house is on your land. Designed entirely to your taste. The exterior colour you've chosen. The kitchen you've opted for. The ground-floor bedroom for your parents.
Every morning you wake up in a home that perfectly suits you. With more time for the things that really matter. Without the mortgage burden of decades. With everything you need in a place that is truly yours.
In over 8 years, if your life looks different? Then your tiny house moves with you. Or you sell it. Tiny houses from a builder with a strong reputation for quality and sustainability retain their value well.

I really enjoyed designing my own Tiny House together with Bert from Tiny Wonder. The guidance concerning the legislation was also Gold worth. Without Tiny Wonder, I would never have been able to realise my project.
Tiny Wonder was featured on VRT, De Standaard and at Batibouw. We also appeared on Hotel Romantiek on VIER.

Yes, but only if the tiny house is located on permitted building land in Flanders. Or in the case of assisted living. Then you can officially register your domicile. In Wallonia, there is specific legislation regarding ‘Habitation Légère’.
Tiny houses built by a quality manufacturer (brand name is important) retain their value very well. Several of our customers were able to realise a profit themselves in recent years after selling their tiny house. (Partly thanks to the inflation on building materials)
A caravan homologation is an official European mark that confirms the tiny house meets the requirements for driving on public roads as a caravan trailer. Tiny Wonder is one of the few providers in Europe that can supply this mark. It makes the tiny house more mobile, insurance simpler, and placement easier in many cases than with regular tiny house trailers.

Wat belangrijk is bij de aankoop van een tiny house.
- Construction: how to furnish your tiny house? What is good quality?
- Location: what about utilities and do you need (require) a permit?
- Funding: do I buy directly? Can I borrow from the bank for this?
- The price: looking for the best value for money?
Tiny Wonder has a solution for each of these challenges.
The construction and fitting out of your tiny house
To build the tiny house, Tiny Wonder is working exclusively with a experienced builder which builds more than a hundred tiny houses every year and every aspect of the construction process controlled. In other words, they make homologated trailers, build the tiny houses, provide the interiors and one can also custom-build a tiny house, etc.
That means we warranty can give on your tiny house and that these in line with EU legislation and local legislation.
We guarantee quality. A tiny house on wheels building requires expertise. You build a house on a trailer that is movable. Among other things, weight, dimensions, the strength of the structure play an important role. Interior finishing also requires optimisation of space and quality because of intense use. The appliances, insulation, etc. make a big difference. Finally, tiny houses often come in environments where the weather can also be dominant, which can carry additional stresses.
You often only realise how important this is once you have the Tiny House
Funding
A tiny house on wheels is not real estate. It is movable and therefore rolling stock. This means that banks are not inclined to provide mortgage loans for the purchase of a tiny house on wheels. Nevertheless, there are affordable options. Tiny Wonder has built up an excellent relationship with banking partners and can offer financial solutions to its customers. In other words, you can take out a loan to purchase your tiny house.
Location
Finding a suitable location is not always obvious. The complexity of legislation leaves a lot of tiny house fans with questions. On the one hand, there is spatial planning. In Flanders, you can put a tiny house in residential area, recreational area and temporarily (up to 120 days a year) in agricultural area. In Wallonia, there is specific legislation, notably the ‘Habitation Légère’ that delimits the possibilities. The question of whether you can also place your domicile often follows. If you obtain a permit from the municipality to place a tiny house in a residential area, this is one of the possibilities. Manager of Tiny Wonder, Bert Schelfhout, is an alderman in the municipality of Deerlijk. He is experienced in permit applications and helps Tiny Wonder customers with their permit applications.

Buying a tiny house: the best price-quality ratio
Those looking to buy a tiny house will look for the best value for money.
Of course, buying a tiny house is personal. That means first and foremost you want to find a tiny house that suits your needs both in terms of furnishings and appearance.
Tiny houses on wheels are anything but straightforward to build. Many self-builders misjudge the complexity of their mobile house. Tiny house builders with years of experience stand out in the quality of their creations. This, of course, covers a wide range of issues:
Critical issues include:
- the trailer
- the structural structure of the cottage (strength of structure)
- the balanced composition of the cottage
- the materials used in each product (sustainable?)
- the processing of utility lines in the cottage (including taking frost into account)
- the strength and finish of the joinery (windows, doors, cladding)
- Insulated (sufficiently) everywhere (thermal bridges, etc)
- the devices used
- ... (Tiny Wonder will be happy to help you with advice)
What should you definitely ask about prior to your purchase:
- number of years' guarantee on the various components
- Certificate of Conformity (COC) of your tiny house
- possible registration with Inland Revenue Service for relocation
- a site visit to previously completed projects
